Official language

Establish green building design and construction guidelines for base building and tenant/interior space renovations. These guidelines can be tailored to your building and can be based on EarthCraft standards or LEED for Commercial Interior and New Construction standards.

Implementation Requirements

BIT Building:

  1. Establish design guidelines for base building and tenant space renovations that promote green strategies and improve overall building performance during space churn and upgrades. At a minimum, the guidelines should address design and construction practices that improve:
    1. Energy performance
    2. Water performance
    3. Waste management
    4. Indoor air quality
    5. Transportation management
    6. Occupant health and well-being

BIT for Tenants:

  1. Tenant: Establish green building design and construction guidelines for tenant space renovations addressing:
    1. Energy performance under Tenant control
    2. Water performance under Tenant control
    3. Waste management under Tenant control
    4. Indoor air quality under Tenant control
    5. Transportation management for Tenant occupants
    6. Occupant health and well-being for Tenant occupants
  2. Tenant: these guidelines can be tailored to your building and/or space and can be based on EarthCraft Light Commercial Fit Out or LEED for Commercial Interior and New Construction standards.
  3. Management Engagement: formally request to property Ownership/Management for green building design and construction guidelines for the base building and tenant space renovations.

 

BIT Building:

  1. Develop a process by which the design guidelines are disseminated to the appropriate parties and successfully integrated into design processes.

BIT for Tenants:

  1. Same as BIT Building.

BIT Building:

  1. Perform an annual review and update to the design guidelines.

BIT for Tenants:

  1. Same as BIT Building.

Submittal Requirements

BIT Building:

  • Written green building design and construction guidelines
  • Description of the communication and integration strategy for incorporating use of the guidelines into the typical renovation planning process

BIT for Tenants:

  • Same as BIT Building, and
  • Provide Ownership/Management response to request for green building design and construction guidelines
